Hi Frankie Tan, Rick Lee and all,

Following the meeting I chaired at MPSJ under Jawatankuasa Kecil Projek Terbengkalai dan Bangunan Bermasalah on Tues, 24.7.2012, we were extremely concerned with the issue of whether there were separate individual titles issued for the entire development consisting of 272 units of Bungalow and Semi-D undertaken by ABRA Development Sdn Bhd where the developers signed a joint-venture agreement with the land proprietors namely: SAP Holdings Bhd. Whether land premiums have been paid for the land conversion as well as cost for subdivision. ABRA was to revert.

Our concern is no longer worrying as representatives from Pejabat Tanah & Galian, Shah Alam attended our follow-up meeting that I chaired this afternoon, 15.8.2012 @ 2.30pm and they showed us (MPSJ) documentary proofs that separate title deeds have been issued for all the parcels of land.

The following are the pertinent points that were discussed:
1.    Separate titles have been issued and are in the name of land proprietors, SAP Holdings Bhd;
2.    ABRA will filed an application for ‘blanket consent’ for the transfer of the titles to the purchasers, since the leasehold titles have ‘Restriction-in-Interest’;
3.    ABRA to confirm that they have the Power of Attorney to sign the ‘transfer’ on behalf of SAP;
4.    ABRA will identify the list of 50 purchasers (names, address and lot nos) who have signed the ‘Settlement Agreement’;
5.    ABRA will forward to MPSJ the list of the 272 purchasers save and except those unsold and belonging to SAP;
6.    ABRA will ‘endeavour’ to complete the INFRASTRUCTURE WORKS notwithstanding the fact that SAP were supposed to have undertaken such works;
7.    MPSJ is unable to issue the CFO until and unless the basic Infrastructure works (drains, roads, culvert, sewer, grid and etc) are completed in totality. FYI: ‘CFO’ denotes ‘Certificate of Fitness for Occupation’ and thus MPSJ must ensure that works are completed and fit for human stay.

After, ABRA have revert to us with more comprehensive details, we will call for another meeting with the view to sort out the issue of CFO for those completed buildings.
We will evaluate the extend of Infrastructure works that have been completed and shall send MPSJ Engineers to verify the status at site.
I will call for a meeting with representatives of your Protem Committee when I have obtain more positive results.

Settlement Agreement



Dear friends of Jalil Heights, 
I have this morning met Wan Farid, Penolong Pengarah Bahagian Pemantauan Perumahan Swasta, Jabatan Perumahan Negara at PutraJaya & he has confirmed on Abra intention to solve Jalil Heights woes through The Settlement Agreement. The coming meeting this month July will stress on all the criterion for CF. 
I have a brief meeting with Tan Bak Hai, Venu & PC Chai today in the afternoon and he has re-assured the legally binding 2012 Settlement Agreement.
With all the assurance, I have just signed the 2012 Settlement Agreement today in the evening & Vani will send it for stamping within this week, together with a few other purchasers agreement, Rocky had signed too & Kevin Ho, my neighbor is also seeing Vani this week to sign. Ahmad-Latifah will be flying back to see Vani to soon.
The Notice of Cancellation of Letter of Undertaking to our bank will be ready upon the agreement collection.
I will apply for TNB & Syabas this week with Venu help & will have a joint inspection on defect before receiving my keys.
Last is the CF, finally our dream is getting closer.

Jalil Heights 2nd Settlement Agreement



Dear friends of Jalil Heights, 
Thank you very much for your continuous trust & patience with me. I have requested Ms. Vani for this " Settlement Agreement " 2 months ago after learning from Venu that many purchaser ( 8 - 10 ) has accepted it & subsequently applied for TNB & Syabas.
This second " Settlement Agreement "  is only available upon request. Please update her in writing your complete new/current mailing address & contact number too. Please call Ms. Vani 03 -  4296 2000 / 4297 7239   Officer in charge at Menara Maxisegar 2nd floor for an appointment quickly.
On the MPSJ Cukai Pintu, Vani has advice us to write personally to MPSJ for a full waiver as our property has not completed with CF yet. I will meet MPSJ asap for a full blanket waiver on behalf of all affected purchaser.

A mellow & relaxing ambience of Jalil Heights

I was at the site again yesterday with my family after visiting my tenant of No. 40, Jalan LP 1A/5 behind LH Electronics for a periodical inspection.
I noticed there is visibly more & more owner doing their houses & 1 non-owner was seen loitering in Zon 1 in his Proton.
Any komen ???

I have spoken to Lexter 012 - 9667188 yesterday noon 29-4-2011 on the impending of Jalil Heights Zon 1,2,3 & 4 & to my dismay expectation & my own interpretation of his words & his tone, I can personally assumed that Abra has not forget that it has to face the possible legal implications upon handling VP to all of us in anyway & hence they would rather wait until 2013, the 6 years period of 'Limitation of Action' in filing our legal suit ( if any ) from the date our our previous Supplementary Agreement in 2007 before they can walk scot free, of course legally and all of us it seems that has been taken to another joy rides all these while again & again......what a foolish us.

Well the friendly Lexter has suggest us to fence up our property by means of fixing metal grill like what Lawyer Wong has done on his double unit so that he can fix up the wiring without having fear of pilfiteration again like what had happened before. This applies for Zon 1, Zon 4, partial unit in Zon 3 & Zon 2.

This is another message from Abra to us which I personally sense the telling  “take it back as it is & DIY it you little fellow & you will get your own VP” but the question is is it possible to do so ? The answer is YES as Lawyer Wong & Clifford Lai & four others same row as Lai has done it.

Venu 016 – 648 1376, our friend has been suggesting us individually applying for TNB & Syabas as Zon 1 will never has its own substation due to the hiccups of land plan with Selangor Land Office – SAP - TNB & hence only possibly sharing with the one opposite Hashim bungalow. Don’t ask whether it will explode due to overloading if all Zon 1, 2 & 3 move in one day together with Hashim, Raja Halim &  Ismail bungalow. That will be another future issue to be addressed as the priority now is to affect our own VP through our own effort.

Finally I can already feel the all the “smart” motives Abra utilise on us like what has been published on Talam other troubled projects before, exactly the same scheme, manner & tactics but in different evolution. Trust me don’t vent your frustration to both Lexter & Venu as they are just following instruction from the person who writes their take home pay cheque.

So what is still pending in Zon 1, according to Lexter the collapse & clogged up undergrounds sewerage system, the sewerage pump in the pump house, the road resurfacing, the road marking and the land scape, the damage & imperfection of our house & water & electricity supply.

So what are we waiting for ? In the coming years people will forget the misery CAC has caused to us and he will be for sure long live to get his TUNship next that is Tun CAC, whether we like it or not.

So, this blog is established as I want to for the last & final full time – at all cost wanted to reunite all affected purchaser to salvage our houses & move on with life. Real estate price is escalating & let us capitalise to make this life tragedy to become wiser & richer…..don’t be surprise that we may be able to sell our Jalil Heights at double our acquisition price in 2001/2002 once it is fully & legally habitable.

Here are pictures to feast your eyes, yes feast  is the positive word to move forward, there are some new acquisition by existing resident of Jalil Heights, a few owners have renovated theirs including a very special MAHLIGAI worth mentioning which is so tastefully reconstructed on the original platform with a swimming pool, don’t believe me then pay a visit then, you will be amaze.
